New Subdivisions in Ottawa within 30-40mins of Downtown, reasonable prices?

For the Ottawa folks, what areas of Ottawa with newly built homes would you recommend for someone looking to move?

It has to be within 30-40mins of downtown i.e not too far out. Looking for a family oriented neighbourhood that is clean and not rough or busy. Now I know Orleans has a few new builds, but it just seems a bit far out. Good schools for the kids like French Immersion and a decent kindergarten

Interested in Detached homes with reasonable prices. Anyone farmiliar with the areas in the links below, and which areas are better and the ones to avoid?

If you don't mind living on the other side of the bridge in Quebec, you should definitely check out what's available in Gatineau/Aylmer. There are some great homes around there and I know many people who prefer to live there because it's a lot cheaper.
 
jees, why didn't you just say everywhere but downtown instead of posting all that.

Quebec side could be your best bet - housing and beer are certainly cheaper there.

edit to add:  you may want to stay away from the new places if you want some yardage.  All the new ones I have seen are on the minimum land possible.  Stand in your front "yard", take 2 steps and you are trespassing on your neighbours.  Good thing is you don't need a lawn mower, scissors will do.

I don't really need the yardage and beer is not my thing. I like new build because you know what you are getting.

I just need somewhere away from downtown that is easy as a launch pad for all the NDHQ offices
 
Orleans is definitely not too far out from downtown.  I can be from my front door to any of the major buildings downtown in under 30 minutes using one bus.  The transit system is pretty darn good here.

As far as owning a new home - yes I have, and I won't do it again.  It does have it's own unique problems.  Such things as landscaping, fencing, warranty checks (hard to schedule), normal "settling" issues (wall cracks and so on) need to be repaired - and scheduling those can be a pain as well.

Personally, I prefer a previously owned house, as there's nothing that needs to be done that can't wait for a while (I'm thinking landscaping for instance) - but that's just me.  I'm employed in a building trade - and a house has always been more of a giant lego set to me, than anything else.  Not everybody has the same outlook.

Best of luck on your search - I know that out west now is a good time to be buying, as the market has fallen markedly - I don't know how it is out there.

What you save on mortgage payments you will lose at tax time in Quebec.  Since the Liberals have been in power in Ontario for some time this may not be as true as it once was.

Many new builds in new subdivisions have had more than e few shortcuts made throughout their completion.  If you want a new subdivision, then go for a house that has about 5 years on it.  That's when any major problems like settling and seeping basements will start to show.

Another problem with a brand new house is that you are less likely, especially in the current market in Ottawa, to make any real amount of money on it, even if you do decide to finish the basement or landscape or anything like that.  Ottawa is one of the few places in Canada where housing prices are staying relatively steady.

If you are absolutely set on a brand new house then buy a lot, find your own contractor who isn't completing 30 other houses in the neighbourhood, and get them to build.  You can monitor the build more closely and make changes along the way.  Not so easy when the house is a cookie cutter model.

Thanks for that Strike.....I guess I should have mentioned also that am not dead set on building from scratch.

I would be looking for new homes that are about 5-10yrs old.

You could also consider outside the city of Ottawa, which encompasses the old Carleton County. Rockland to the east, North Grenville (Kemptville and vicinity) and Merrickville to the south, and Arnprior, Almonte and Carleton to the west all are convenient to Ottawa. Here in Kemptville we are a kilometre from Highway 416 and there are a number of private van/bus companies who operate a commuter service to Ottawa. Taxes and home prices are lower than in Ottawa, the local government is far less prone (but not immune) to do really stuff and the grocery shopping is comparable to in the city.

In that case if you are driving both Innes and Barrhaven might be a good fit.  The speed limit along the main road from Innes is 80 and along with the new housing there are new shops going in. I like Barrhaven but the driving is a little more trouble and the shopping is not as good IMO. Not sure what the bus service is like but you could check here:  http://octranspo.com/Main_MenuE.asp
